Investment Properties Only

All debt instruments issued by Kitchen Table Capital LLC are for business-purpose investment transactions on non-owner-occupied properties. Kitchen Table Capital does not offer consumer financial products or services, and does not transact on owner-occupied residences. All transactions require investment-purpose confirmation in writing.

Loan Duration

6, 12, or 18 Months

Short-term capital structured around your investment timeline. Terms are agreed upon at origination and documented in writing.

Property Type

Single-Family Rental (SFR)

Kitchen Table Capital transacts exclusively on single-family residential investment properties. We do not provide capital for multi-family, commercial, or owner-occupied properties.

Occupancy

Non-Owner Occupied Only

All capital is deployed for business-purpose investment. The customer may not occupy the property as a primary or secondary residence.

Lien Position

1st or 2nd Position

We require a recorded lien on the subject property. Lien position (1st or 2nd) is confirmed during underwriting and documented at closing.

Investor Type

Experienced Investors

We work with investors who have a demonstrated track record. Kitchen Table Capital does not work with first-time investors or speculative projects without a clear exit strategy.

Loan Purpose

Acquisition, Rehab, Bridge

Capital may be used for property acquisition, rehabilitation, or bridge financing between transactions. All purposes must be investment-related and business-purpose in nature.
