What We Look For
Borrower & Deal Requirements
Demonstrated experience as a real estate operator
Non-owner-occupied investment property only
Property must be a single-family rental (SFR)
Borrower must agree to lien holder position (1st or 2nd)
Clear exit strategy — sale, refinance, or rental cash flow
Property located within our operational footprint
Adequate equity or down payment in the deal
Membership in or referral from our network

Not a Fit
We Do Not Work With
First-time real estate operators with no track record
Owner-occupied or primary residence properties
Multi-family, commercial, or mixed-use properties
Speculative deals without a documented exit strategy
Prospects not referred through our network
